The difference
What makes this a farm rather than a resort
The distinction matters more than it sounds. A resort is built for guests and then decorated with agriculture. A farm stay is a farm that also has rooms — and the farm keeps running whether or not anyone has checked in.
Here that shows up in small ways. The menu is not fixed, because the harvest is not fixed. Nobody hoses down the cow shed before you walk past it. The certification — Bureau Veritas, renewed for 2026 — is audited on the growing, not on the hospitality.
We stopped using the word resort about ourselves some time ago, and wrote down why. It remains the most-read thing on this site, which tells you something about how many people are looking for the same distinction.
A weekend, roughly
Friday, late. You arrive after dark, because everyone does. Lamps on, something warm from the kitchen, and the first surprise of the trip is how loud the frogs are.
Saturday. Slow. Birds from about half five if you are the sort of person who wakes for them. Breakfast whenever. A walk through the orchard rows, down to the Kalu river, or nowhere at all. Afternoon in the water. Bonfire if the weather allows.
Sunday. Check-out is eleven, but nobody rushes you off the lawn. Most people leave around one and are home for dinner.
That is the shape of it. There is no activity sheet and nobody will knock on your door with one.
What the kitchen does with the harvest
The Farm Kitchen cooks from the orchard rows and the vegetable patch, which means the menu moves with the season. Mango in May. Whatever the polyhouse is producing the rest of the year. Milk from the Gir cattle.
Meals are not bundled into the room rate. The base rate is room only; breakfast for two can be added at ₹500 a night; and if you would rather stop thinking about food altogether, the full package covers everything at ₹1,750 per person per day.
The house dal is the thing people ask about afterwards. We have written it out so you can attempt it at home, though it will not taste the same and we know why.
The working half
Twenty acres, certified organic by Bureau Veritas. Papaya, watermelon, jamun, mulberry, mango, guava, chikoo, banana and gooseberry in the orchards. A polyhouse and a vegetable patch. Gir cattle, whose manure is the reason the soil programme works.
Over a hundred bird species have been recorded here and around the reservoir nearby — flamingo, Alpine Swift, Whistling Thrush, Purple Moorhen, Pied Crested Cuckoo. Bring binoculars if you own them.

Who tends to enjoy it, and who doesn’t
People who like doing nothing
If your idea of a good weekend is a chair, a book and a view that changes slowly, this is close to ideal. Nobody will try to organise you.
Families with young children
Twenty acres of safe ground, cows to look at, water to get into and no traffic. Parents tend to relax about the third hour in. There is a guide written by one.
Birders and walkers
A hundred-odd species, a river walk from the gate, and three serious treks within an hour’s drive. Early risers get the best of it.
Not, honestly, party groups
There is no club, no DJ and no late-night bar, and sound carries a long way over open farmland. Groups who want a loud night are better served elsewhere, and we would rather say so now.
Not people who need to be online
Wi-Fi reaches the reception and the library lounge. Mobile signal varies by network and by where you stand. If you have a call you cannot miss, plan around it.
Not anyone expecting hotel service
The team is small and genuinely warm, but there is no concierge desk, no room service at midnight and no lift. It is a farm.

What a weekend actually costs
Rooms start at ₹6,000 a night for a Swiss Glamping Cottage and run to ₹50,000 for the whole four-bedroom Courtyard Villa. Everything in between is on the Stays page, and the live rate for your dates is on the booking page.

Booking here rather than through a listing site means no platform commission sitting between us, which is why the direct rate is the one we can actually stand behind. We will not make a bigger argument of it than that.
Questions people ask
How far is the farm stay from Mumbai?
About 100 km — two to two and a half hours by road via Kalyan and Murbad. From Thane it is roughly 70 km, and from Pune about 100 km but nearer three hours because of the ghat section.
What is included in the room rate?
The base rate is the room only. Breakfast for two can be added at ₹500 per night, and a full food package covering all meals is ₹1,750 per person per day. Almost everything served is grown on the farm.
Is this suitable for families with small children?
Very. Twenty acres of enclosed farm with no through traffic, cattle to visit, and water to get into. One child aged 0–6 stays free in each room; 6–12 years is ₹1,500 a night.
Can we bring our dog?
Yes — up to two per room, in two of the four stays, and they sleep in the room with you. Which stay depends on size: under 7 kg goes in the Swiss Glamping Cottage, 7 kg and above in the Balinese Villa. The pet page sets out the whole policy.
Is there a swimming pool?
Several. The Balinese Villa has its own private pool, the 4-BR Courtyard Villa has a plunge pool in its courtyard, and the Courtyard Rooms and Swiss Cottages share the step pool.
What is the Wi-Fi and mobile signal like?
Wi-Fi covers the reception and the library lounge. Mobile signal is patchy and varies by network — it is the Western Ghats. We would rather you knew that before booking than after arriving.
How many rooms are there in total?
Fourteen, across four kinds of stay: four Balinese Villas, one four-bedroom Courtyard Villa, four Courtyard Rooms and five Swiss Glamping Cottages. The whole farm can be taken as a buyout for a large group.
What is the cancellation policy?
Cancel more than 14 days before check-in and you get a full refund. Inside 14 days the booking is non-refundable, but we will move it to another date subject to availability.
