The honest definition
What private actually means here
Half the listings using this phrase mean a pool that is technically on the grounds and practically in public. It is the single thing worth checking before you book anywhere, so here is ours in plain terms.
- The Balinese Villa pool sits off the villa’s own deck, behind its own wall, reached through the villa’s own entrance. No path runs past it. The neighbouring villa cannot see into it.
- The Courtyard Villa plunge pool is inside the villa’s central courtyard, enclosed on all four sides by the building itself. When you take the villa, you take the courtyard with it.
- Nobody from the farm walks through either one. Housekeeping comes when you ask, not on a round.
The other two stays — the Courtyard Rooms and the Swiss Glamping Cottages — share the step pool. It is a lovely pool, but it is a shared one, and we are not going to describe it as anything else.
The Balinese Villa
Teak, stone and water. A single king bedroom, 600 square feet, a private entrance, a covered sit-out and the pool immediately off it. Four of them on the farm, spaced far enough apart that you would not know the others were occupied.
The pool is long enough to swim in properly rather than stand in. It is at its best in the hour before sunset and, in a different way, at night — the lights are set low and warm and the mango grove goes black behind them.

The 4-BR Courtyard Villa
A rustic four-bedroom villa built around an open central courtyard with a plunge pool in the middle of it. Two thousand square feet, four king bedrooms, four bathrooms. It is taken as a whole — you do not share it with another booking.
Eight adults comfortably, up to four more on extra beds. It is the room families take for a long weekend and the one groups of friends take when they want the doors left open between bedrooms.

Choosing
Which one suits which kind of trip
A family of six or eight
The Courtyard Villa. Four bedrooms off a shared courtyard means the children are never far and never underfoot, and the pool is in the middle of everything.
Two couples travelling together
Either two Balinese Villas side by side, or the Courtyard Villa with two of the four bedrooms. The second is usually better value and considerably more sociable.
A dog in the party
The Balinese Villa takes fur babies of 7 kg and above, up to two per room, sleeping in the room with you. The pet page has the full policy.
The pools themselves
Size. The Balinese pool is a proper swimming length. The Courtyard plunge pool is exactly what the name says — for sitting in, cooling off and letting children splash, not for laps.
Depth. Both are shallow enough to stand in throughout. Neither is a diving pool.
Temperature. Warm from March to May, pleasant through the monsoon, and genuinely cold on a January morning. Neither pool is heated, and we would rather tell you that than have you find out.
Cleaning. Done early, before most people are up.

Questions people ask
Which rooms have a genuinely private pool?
Two. The Balinese Villa has its own walled pool off the villa deck, and the 4-BR Courtyard Villa has a plunge pool inside its enclosed central courtyard. Neither is shared and no path runs past either. The Courtyard Rooms and Swiss Glamping Cottages use the shared step pool.
How much is a private pool villa near Mumbai?

Are the pools heated?
No. They are comfortable from about March through the monsoon and cold on winter mornings. If you are coming in December or January, plan on the pool being a midday activity rather than an early-morning one.
Can the pool be overlooked from anywhere?
No. The Balinese pool is walled and screened by planting, with no walkway alongside it. The Courtyard plunge pool is enclosed by the villa on all four sides. Housekeeping comes only when you ask.
How deep are they, and are they safe for children?
Both are standing depth throughout, with no deep end. That makes them good for children, but they are unfenced pools on a farm — small children need an adult with them, the same as anywhere.
Is there a minimum stay?
Not as a rule, though weekends and long weekends in peak season often go as two nights. The booking page will tell you what applies to your dates.
How far is it from Mumbai?
About 100 km, two to two and a half hours via Kalyan and the Murbad road. Roughly 70 km from Thane and about three hours from Pune.
