What a buyout actually gets you
Fourteen rooms across four kinds of stay: four Balinese Villas each with their own pool, the four-bedroom Courtyard Villa with its plunge pool, four Courtyard Rooms with an open-air bathtub, and five Swiss Glamping Cottages along the lawn. Around thirty-four adults sleep comfortably; more on extra beds.
With the rooms come the twenty acres — the orchard rows, the lawns, the step pool, the fire pit, the library lounge and the Farm Kitchen. For the days you have booked, nobody else is on the farm.
That last part is the reason people do this. A gathering does not have to be quiet at eleven because someone in the next room is trying to sleep, and nobody is picking their way past your lunch to reach the pool.
Small weddings, and what the land does for them
This is not a banquet hall and it will not pretend to be. There is no ballroom, no stage and no fixed layout — there is a courtyard, a lawn under old trees, a brick colonnade, and water in several places.
What that suits is a wedding of forty to eighty people who want the day outdoors and the evening slow. Families have used the courtyard for the ceremony and the lawn for dinner. Others have done it the other way round.
What it does not suit is a guest list of three hundred. We would rather tell you that in the first phone call than in the third.
Birthdays, anniversaries, and the reunions people keep postponing
Most of what happens here is smaller than a wedding and, honestly, easier. A fiftieth. A set of cousins who have not been in one place since 2019. Two families who go away together every year and have run out of ideas.
For those, a buyout is often more than you need — the Courtyard Villa on its own takes twelve, and four Balinese Villas alongside it take twelve more. Tell us the number and we will tell you the smallest booking that works, rather than the largest.

What the farm kitchen can cook for a crowd
The kitchen cooks Maharashtrian and North Indian food from what the farm produces, and it scales — the harvest is right there. Menus are built with you a week or two out, around the season rather than a printed card.
For larger gatherings we will bring in extra hands, and for a wedding you are welcome to bring your own caterer instead; the kitchen and the fire pit can be handed over. Say which you want early, because it changes the shape of everything else.
Barbecue and bonfire dinners on the lawn are the most-requested format, and the one the setting does most for.

What we ask about décor and music
Décor
Bring your own team, or your own flowers. What we ask is nothing nailed into the trees, no cut flowers left where the cattle graze, and no glitter or confetti — it never comes out of a lawn.
Fireworks
No. Twenty acres of dry farmland from March to May makes that an easy answer.
Setting up
Vendors can usually come in the day before if the farm is free. Worth confirming early, because it depends on the previous booking.
Children
Plenty of them, usually. Twenty acres with no through traffic is the best possible answer to a wedding with thirty cousins in it.
Clearing up
We handle the farm. Anything your vendors brought in, they take away — including the marquee, and including the bottles.

A buyout takes all of them. Smaller gatherings usually take the Courtyard Villa plus whichever of the others suits the numbers.

Questions people ask
Can we book the whole farm?
Yes. A buyout takes all fourteen rooms across the four stays, plus the twenty acres, the pools, the fire pit, the library lounge and the Farm Kitchen. For the dates you hold, there are no other guests.
How many people can stay overnight?
Around thirty-four adults across the fourteen rooms, and more with extra beds — one child aged 0–6 also stays free in each room. For a day gathering the numbers can be considerably higher; tell us what you are planning and we will be straight about what the ground takes.
Do you host weddings?
Small ones, outdoors, and well. Think forty to eighty guests using the courtyard, the lawn and the colonnade. There is no ballroom and no stage, so a three-hundred-guest wedding is not what this place is for.
Can we bring our own caterer and decorator?
For a wedding, yes — the kitchen and the fire pit can be handed over to your team. For smaller gatherings most people use the Farm Kitchen, which cooks from the harvest. Decide early, because it shapes the rest of the planning.
Until what time can we play music?
Amplified music comes down at eleven. This is a working farm with cattle on it and a village next to it, and sound travels a long way across open fields. Everything else can carry on as late as you like.
Are fireworks allowed?
No. Between March and May in particular, twenty acres of dry farmland makes that a straightforward no.
How far in advance should we book?
For a whole-farm buyout on a weekend, as far ahead as you can — three to six months is normal, and more for the winter wedding season. Mid-week is far easier at short notice.
How far is it from Mumbai for guests driving in?
About 100 km, two to two and a half hours via Kalyan and Murbad. Roughly 70 km from Thane and around three hours from Pune. Send us your guest list origins and we will write directions worth forwarding.
